For the protection of the public and yourself, we have drawn up guidelines to follow when demolishing a building. A Demolition Permit is required to demolish all buildings in accordance with Part 8 of the Alberta Building Code and the Safety Codes Act. 

PRIOR TO YOUR DEMOLITION PERMIT BEING APPROVED, YOU MUST FIRST OBTAIN THE SIGNATURES OF THE PERSON(S) RESPONSIBLE FOR THE APPROVAL FOR THE DISCONNECTION OF THEIR RESPECTIVE SERVICES. DURING THE DEMOLITION OF THE STRUCTURE THE FOLLOWING REQUIREMENTS MUST BE ADHERED TO:

  1. THE SITE MUST BE FENCED
  2. THE SITE MUST BE FREE OF ALL DEBRIS AND BE LEVELED.
  3. ALL DEBRIS LOADS MUST BE TARPED AND SECURED DURING TRANSPORTATION
  4. MUST CONTACT BUILDING SAFETY CODES OFFICER AFTER COMPLETION OF THE DEMOLITION.
  5. OBTAIN ANY NECESSARY BARRICADE AND EXCAVATION PERMIT FROM ENGINEERING SERVICES PRIOR TO ANY WORK COMMENCING THAT WILL IMPACT CITY PROPERTY.

Removing a meter or shutting off the service at the lane, or from other location, does not mean that the services have been disconnected properly. For example, the water meter may have been removed and the water shut off, but this does not mean the service lines have been properly disconnected. In demolition, the water service line could be snagged and pulled from the water main, causing a leak. This would result in disruption to service for other consumers and fire protection. Allow a minimum of one week notice prior to demolition. Please contact the Utilities Department for more details. The following is the list of service companies that must be contacted prior to the Demolition Permit being approved by the Building Safety Code Officer.

In addition to the Owner or Contractor requiring a Demolition Permit, all trucks and machinery must be registered with Enforcement Services. 

If there is a danger of a fire occurring because of demolition you must inform the Fire Department at the time of sign off. They may request the debris to be watered down during the demolition operation. 

New regulations regarding asbestos in a building to be demolished requires the owner to declare that “All asbestos in the building has been removed and disposed of in accordance with regulations made pursuant to the Occupational Health and Safety Act.” Asbestos siding on a residence is sometimes the case in an older home. 

When demolition is to be undertaken manually and which may take a prolonged period of time, the owner, shall post a $1,000.00 (one thousand dollars) guarantee that the site will be cleared of all debris and left in a level condition. Demolition of this nature should be completed in 3 (three) months. 

THE DEMOLITION OF ANY STRUCTURE BY MEANS OF BLASTING IS NOT PERMITTED WITHIN THE TOWN OF BEAVERLODGE
